Communities with rules

Approval first, posts second

South and east of downtown Conroe, whole new communities are rising out of the pines. Most homes there came with a builder fence, and most sit under an HOA with an architectural committee that reviews any change to it.

Those reviews tend to cover the same questions: how tall the fence is, what it’s made of, what color it is stained, which side of the boards faces out, and where it stops in relation to the front of the house. The answers vary by community. We find the current rules for your lot before we quote, then prepare the drawings and details the committee will ask for.

Nothing gets built until you have the approval letter.

Around Conroe

Conroe communities we fence

Each community has its own association and, in most cases, a management company that handles fence requests.

New master-planned communities

Grand Central Park sits between I-45 and Loop 336, with its last lots released to builders in early 2026. Artavia, Evergreen, and Mavera line the SH 242 corridor near FM 1314, and Cielo is up by the regional airport. Builder fences here are young, but many lots back to lakes, ponds, creeks, or trails, where rear fencing often gets extra review.

Established and gated neighborhoods

Graystone Hills, Silverstone, Teaswood, and Harper’s Preserve have greenbelt and preserve lots, and some sections sit behind a gate. Fences from the early 2000s are reaching replacement age, and a new one usually has to match what the neighbors already have.

Lake communities

Point Aquarius has an Architectural Control Committee, Seven Coves has deed restrictions by section, and Water Crest has sloped lots running down to the lake. On Lake Conroe, land up to the 201-ft contour is San Jacinto River Authority land and needs an SJRA permit for permanent structures.

Not every place has an HOA

Some older areas have no association at all, and Panorama Village is its own city with its own ordinances. We check what applies to the address so you aren’t chasing an approval you don’t need.

Questions

HOA fence questions

What height and stain color does my HOA allow?

That depends on your community, and sometimes on the section or lot. We don’t guess. We look up the current guidelines for your lot, or ask the management company, before we quote, so the fence we price is one your committee can approve.

Will you submit the application for me?

We put together the site sketch, material and height details, and color information most committees ask for. Many communities want the homeowner to submit it through their portal, and we help you do that if needed. We don’t start building until approval is in hand.

My builder fence is only a few years old. Why is it leaning already?

Builder fences are usually built to a tight budget, often with lighter posts set at modest depth. Wet clay, sprinkler overspray, and storm winds find those weak spots fast. We can repair it to match or replace it with heavier posts in the approved style.

My lot backs to a pond or greenbelt. Is that different?

Usually. Communities often limit rear fences on lots that face water, trails, or open space, and many want an open style such as ornamental metal there. We confirm what applies to your lot before we draw anything.
