A young community with a lot of first fences
Mavera sits on the north side of SH 242, just past FM 1314, on the stretch of the corridor it shares with Evergreen and Artavia. Most homes went up in the last few years, so many owners are still living with the fence that came with the house.
Lots here are compact, usually around a seventh of an acre. That changes the math. A fence on a lot this size is a small project in feet but a big one for how the yard feels, and every board line sits close to a neighbor, a walkway, or the street.
We get asked three things most often in Mavera: how to swap a builder fence for something sturdier, how to add a gate wide enough for a mower or trash bins, and what can go on the back line of a lot that faces water.
Plan first
Before you fence in Mavera
A few minutes of homework keeps a small-lot fence from turning into a redo.
- HOA review. Mavera has an HOA, and listings name Inframark as the manager. We haven’t seen published fence rules, so we pull the current guidelines for your section and build the submittal around them.
- Pond and trail lots. Some homes back to ponds. Rear lines facing water or open space can carry their own requirements, so we check before we pick a style.
- Drainage between houses. Narrow side yards carry roof and yard runoff. We keep the bottom of the fence clear of the swale so water keeps moving and boards stay drier.
- City or county. We confirm whether your address falls inside Conroe city limits or in the county, since that decides whether a city permit is part of the job.
- Texas 811. New subdivisions have fresh utility runs close to property lines. We request locates every time before a post hole is dug.
- Shared lines. On a lot this size, nearly every run touches a neighbor. We can quote a shared section so both sides know the cost up front.
HOA guidelines and local requirements can change. We confirm the current rules for your lot before we quote and don’t build until approvals are in hand.
What works here
Fences that suit Mavera
A stronger privacy fence
Taller posts set deeper, better boards, and a stain that holds up to sprinkler spray. A solid upgrade over many builder fences.
Privacy fencesOpen metal for pond lots
Ornamental aluminum or steel on the back line keeps the water view and still gives kids and dogs a boundary.
Ornamental metalWider side gates
A double gate or a wider single gate makes it easier to get a mower, wheelbarrow, or bins through a tight side yard.

Mavera fence questions
Do you serve Mavera?
Yes. Our office is at 1135 Grand Central Pkwy on Conroe’s south side, and Mavera is a short run east along SH 242 from I-45. Call or text (713) 331-9419 to set up a free estimate.
Do I need HOA approval to change my fence in Mavera?
Plan on it. Mavera is a master-planned community with an HOA, and changes to fences usually go through its review. We don’t have a published copy of the fence guidelines, so we check the current rules for your lot and prepare the drawing and material details before we quote.
My lot backs to a pond. Can I fence it?
Usually, but the rear line on water-facing lots is the one most likely to have special rules or a drainage easement. We look at your plat and the HOA’s guidelines first, and we often suggest an open metal fence so the water stays in view.
Can you replace just the builder fence along one side?
Yes. We can replace one run, add a gate, or rebuild the whole yard. If a section is shared with a neighbor, we’re happy to quote it so both households can see the cost.
How long does a fence take on a Mavera-size lot?
On a lot this size the build itself is usually short. Most of the calendar time goes to HOA review and 811 locates, and we give you a schedule with the written quote.
