Where the fence often ends at a bulkhead

A lot of fence lines in Lake Conroe Hills do not end at a neighbor’s fence. They end at a canal, a bulkhead, or a dock. The community sits on the Lake Conroe shoreline in Willis, reached from I-45 by heading west on FM 1097 and turning onto Cude Cemetery Road, then winding back on Moon Road and Lazy Lane.

There are about 680 homes here on lots that average about 0.22 acre. Some are interior lots, and some are canal-front or lakefront with bulkheads and private docks. The community is not gated, and dues are low compared with other lake communities, a few hundred dollars a year in listings.

The median home was built in 2004, some date back to the 1990s, and vacant lots are still for sale. That means we see both first fences on new builds and replacements on lots that have had the same fence for 20 years.

Plan first

Before you fence in Lake Conroe Hills

On the water side, the rules come from more than one place. Here is what we check.

  1. Find the SJRA line

SJRA owns land up to the 201-foot contour. A permanent structure there needs an SJRA permit.

  2. Look at the bulkhead

We plan how the fence meets the bulkhead without loading or damaging it, and where a dock gate goes.

  3. Check the association

Listings name CIA of Lake Conroe Hills. We confirm its current requirements, since none were published.

  4. Confirm jurisdiction

It has a Willis address and a MUD, but city-limits status is unconfirmed, so we check the address.

  5. Call 811

We request Texas 811 locates so buried lines are marked before we dig.

Our usual advice on canal and lake lots: keep the water side open with ornamental aluminum or another view-friendly design, put a gate where you actually walk to the dock, and use galvanized or stainless hardware and well-set posts that can take a storm coming across open water.

Association requirements, SJRA rules, and easements can change. We confirm the current rules for your lot before we quote.

Questions

Lake Conroe Hills fence questions

Do you serve Lake Conroe Hills?

Yes. From our Conroe office at 1135 Grand Central Pkwy we head up I-45, west on FM 1097, and in on Cude Cemetery Road. Call or text (713) 331-9419 to set up a free estimate.

Can a fence connect to my bulkhead?

Often, yes, but we check first. Canal-front and lakefront lots can run into SJRA land, easements, or the bulkhead structure itself. We confirm your lot line, plan how the fence ends at the bulkhead, and add a gate where you walk to the dock.

Is there an HOA in Lake Conroe Hills?

Listings name an association called CIA of Lake Conroe Hills, with low dues. We have not seen a published fence guideline from it, so we check with the association on what it expects for your lot before pricing anything.

Do I need an SJRA permit for a fence?

If any part of the fence sits on San Jacinto River Authority land, yes. SJRA owns the land around Lake Conroe up to the 201-foot contour, and permanent structures there need an SJRA permit. Canal and lake lots can come close to that line, so we check before we plan.
