More yard than the usual new build
Plenty of new subdivisions around Conroe use compact lots. Deer Trail Estates went the other way. First America Homes, part of The Signorelli Company, built about 206 homes here on homesites that run roughly a third of an acre, many with mature trees left in place and community ponds nearby.
Most homes date from around 2021, and the community has since sold out. Many back yards are already fenced. The next fence project is usually something else: enclosing more of the lot, adding a gate for a trailer or mower, or building something sturdier than the original fence.
Deer Trail Estates is in Conroe 77303 and is zoned to Conroe ISD.
Before you fence in Deer Trail Estates
POA review. The Deer Trail POA covers the neighborhood. We haven’t found a published set of fence rules, so we don’t assume a height, material, or stain. We find out what applies to your lot, then handle the submittal.
Wooded edges. Mature trees are part of the appeal here. We place posts to stay clear of big roots and plan the line so you don’t lose trees you want to keep.
Ponds and drainage. Lots near the community ponds, or with a swale along a property line, may have drainage easements. We check the plat so the fence doesn’t block water.
City limits. Deer Trail Estates has a Conroe mailing address, but that doesn’t settle whether it’s inside city limits. We check which rules govern your address before quoting.
Texas 811. We request utility locates before digging on every job.
POA rules and local requirements can change. We confirm the current rules for your lot before quoting.
Not to be confused with Deer Trail Two. Deer Trail Two is a separate subdivision off FM 1484 and Willis-Waukegan Rd, with about 1-acre lots and its own HOA. If you live there, the approval process and the fence options are different, and acreage fencing is often the better fit.

Questions
Deer Trail Estates fence questions
Do you serve Deer Trail Estates?
Yes. We’re at 1135 Grand Central Pkwy in Conroe and build across the 77303 side of town. Call or text (713) 331-9419 to set up a free estimate.
Is Deer Trail Estates the same as Deer Trail Two?
No. Deer Trail Two is a separate subdivision off FM 1484 and Willis-Waukegan Rd with about 1-acre lots and its own HOA. We build in both, but the associations and their rules are different.
Who approves fences in Deer Trail Estates?
The Deer Trail POA. We haven’t seen its fence guidelines published, so we confirm the current requirements for that property and prepare the submittal before quoting.
Can you extend my existing back-yard fence?
Yes. With lots around a third of an acre, many owners fence more of the yard later or add a second gate. We’ll match the existing fence or replace it if it’s a better value.
Will trees get in the way?
Sometimes. On wooded lots we plan post spacing around large roots and trim only what’s needed to run the fence.
