A river neighborhood with a long memory
River Plantation is one of the older communities south of Conroe. Building started in the late 1960s, and today there are about 1,200 homes spread along the banks of the San Jacinto River, roughly 6 miles south of town on the east side of I-45. You reach it on River Plantation Drive, which passes under the interstate.
Most people who call us from here are not building a first fence. They are replacing one that has leaned, rotted at the posts, or taken a beating in high water. The river has flooded the neighborhood more than once: in 1994, 20 homes were bought out after a flood, there were floods again in 2015 and 2016, and Hurricane Harvey brought a mandatory evacuation in 2017.
That history does not mean every lot floods. Plenty of homes sit higher. It does mean we ask about water on every estimate here, and we plan the fence around the answer.
Plan first
Before you fence in River Plantation
Lots here are older and not standardized, so we look at each one on its own terms.
- Association review. The River Plantation Community Improvement Association (RPCIA) oversees the deed restrictions. We did not find a published fence guideline, so we confirm what it asks for before we quote.
- Where water goes. We note low spots, drainage swales, and any path water has taken in past storms. A solid fence across that path can act like a dam and get pushed over.
- Post setting for wet ground. Saturated soil loosens posts. On low lots we talk through galvanized steel posts, deeper holes, and concrete footings so the line stays plumb after a soaking.
- Mature trees and roots. Many lots are shaded by big trees. We route the fence around trunks and large roots instead of cutting through them.
- Old lot lines. Some owners have combined lots over the years; one listing joined three into about 0.72 acre. A current survey helps us set the line in the right place.
- Outside city limits. River Plantation is in unincorporated Montgomery County, so City of Conroe permits do not normally apply. We confirm for your address.
- 811 before digging. Texas 811 marks gas, water, and cable lines for us ahead of the first post hole.
Association requirements, county rules, and floodplain guidance can change. We check the current rules for your lot before we quote, and nothing gets built until approvals are in place.
Good fits
Fences that suit River Plantation
Ornamental aluminum
Open pickets let floodwater and debris pass through, and aluminum will not rust or rot after it gets wet. A good choice for low back yards near the river.
Ornamental metalWood privacy on steel posts
The look most homes here already have, built on galvanized steel posts that hold up better in soggy ground than wood posts do.
Privacy fencesRepair or full replacement
If only a few posts failed, a repair may be enough. If the whole line leans, we will say so and price a replacement next to the repair.
Repair & maintenanceShade and green space
Building under big trees
River Plantation has the mature canopy you only get in a neighborhood this age, plus green space like the 12-acre Gwen Hruska Park. Shade keeps a yard cool, but it also keeps a wood fence damp longer after rain.
We leave room around trunks, trim back only what the fence line needs, and recommend a sealer for wood fences that sit in steady shade. Ask about staining and sealing once the new boards have dried out.
Questions
River Plantation fence questions
Do you serve River Plantation?
Yes. River Plantation sits just south of our Conroe office at 1135 Grand Central Pkwy, so it is a short trip down I-45 for us. Call or text (713) 331-9419 to set up a free estimate.
Does River Plantation's flood history change the fence you recommend?
It can. On low lots near the river we look at where water has collected before, then talk about post setting, materials that tolerate wet soil, and designs that let water move through instead of piling up behind solid boards. A lot on higher ground may need none of that.
Do I need RPCIA approval for a new fence?
The River Plantation Community Improvement Association handles the deed restrictions, so check with it before building. We have not seen a published fence guideline for the community, so we ask the association what it currently requires for your street before pricing the job.
Do I need a City of Conroe fence permit in River Plantation?
River Plantation is in unincorporated Montgomery County, outside Conroe city limits, so the city permit office does not normally cover it. We still confirm what applies to your specific address before work starts.
Can you replace an old fence that has been through a flood?
Yes. We pull the old posts and panels, haul them off, and reset the line. If the old posts rotted at the ground line or leaned after saturated soil, we will point that out and plan the new posts to hold up better.
