Big community, many kinds of backyard
AIRIA Development launched Artavia in 2019 on a smaller footprint, then added land. The plan now covers 2,842 acres on the south side of SH 242, about 7 miles east of I-45, with roughly 6,500 homes expected when it’s finished.
For fencing, the number that matters more is the builder list. Beazer, Chesmar, David Weekley, Highland, J. Patrick, Jamestown Estate Homes, Lennar, Perry, Ravenna, and Westin all build here, on lots that run from about 45 feet wide up to 80-foot homesites. A narrow lot with a short side yard and a wide lot with a long rear run need very different quotes.
Then there’s the setting. Forested trail corridors and a 5-acre lake with a boardwalk mean some yards face woods or water instead of another house.

Privacy fencing with tight side yards. Gate placement matters more than footage here.

On 70- and 80-ft lots, a horizontal or modern style can give a long rear run a cleaner look, where the guidelines allow.

Open ornamental metal on the back line keeps the view of the trees or water.
Ornamental fencesChecklist
Before you fence in Artavia
- Association review. Artavia has a community association, managed by C.I.A. according to a recent listing. We haven’t seen its fence guidelines published, so we never guess at height, style, or stain. We get the current requirements for your section and prepare the drawings.
- Builder differences. Your section’s original fence may not match the next section’s. We look at what’s already on your lot and what neighbors have, then work from the guidelines.
- Woods and water. Lots on the trail corridors or the lake may have easements or different standards on the back line. We check the plat.
- City limits. We confirm whether your address is inside Conroe city limits, which decides whether a city permit is needed.
- 811 locates. In a community that is still building out, new lines go in as sections open. We request Texas 811 locates before every job.
Rules in a growing community can change as new sections open. We confirm the current requirements for that property before quoting.
Questions
Artavia fence questions
Do you serve Artavia?
Yes. Our Conroe office is at 1135 Grand Central Pkwy, and we work along the SH 242 corridor regularly. Call or text (713) 331-9419 for a free written estimate.
Does every builder in Artavia use the same fence?
Not necessarily. Artavia has around ten builders and a range of lot widths, so the fence that came with one home may differ from the one next door. We match or upgrade to whatever your association’s guidelines call for on your lot.
Who reviews fence changes in Artavia?
The community association reviews exterior changes, including fences. We haven’t seen published fence rules, so we confirm the current requirements for your section and prepare the submittal before we quote.
Can I fence a lot that backs to a trail or the lake?
Usually, but those rear lines are where rules and easements are most likely to differ. We check your plat and the guidelines first and often suggest open metal fencing on those sides.
Is Artavia inside Conroe city limits?
We confirm that for each address. It decides whether a City of Conroe permit is part of the job or whether the association’s review is the main step.
