Behind a staffed gate on the east shore
Point Aquarius sits on the east shore of Lake Conroe off FM 1097, close to the bridge. From I-45 you take exit 94 in Willis, head west on FM 1097, and turn onto Point Aquarius Boulevard. The entrance has a staffed gate around the clock.
Inside are about 758 homes on lots that average about 0.23 acre, plus a private marina with slips, ramps, and dry storage, and a long list of shared amenities: pools, a clubhouse, a fitness center, tennis and pickleball, and a disc golf course. Most houses were built around 2001, so many of the original back yard fences are now more than 20 years old.
The Point Aquarius POA has an Architectural Control Committee that approves changes to homes and lots. Plan on a committee submittal before any fence work starts.
Good fits
Fences that suit Point Aquarius
Final say on style belongs to the committee. These are the options we usually price here.
Ornamental aluminum
An open fence that keeps pets in without hiding a lake view. Aluminum does not rust in lake humidity the way plain steel can.
Ornamental metalWood privacy replacement
Swap out a fence from the early 2000s for a new one on fresh posts, built to the look the committee approves.
Wood & cedarGates for boat gear
Wider side gates for kayaks, trailers, and coolers headed to the marina, hung on heavy hinges that will not sag.

Architectural Control Committee
Any new fence or replacement goes to the POA’s Architectural Control Committee. We did not find published fence guidelines, so we do not guess at heights, colors, or materials. We get the current requirements for your section and prepare a submittal with the layout, height, material, and finish. We build once you have approval.
If your lot touches the water
Around Lake Conroe, the San Jacinto River Authority owns the land up to the 201-foot elevation contour. A fence or other permanent structure on that strip needs an SJRA permit, and your survey line may stop short of the shoreline. We find that line before we plan anything near the water. On these lots we usually suggest:
- Open, view-friendly fencing such as ornamental aluminum on the lake side, so the fence does not block the water.
- A gate to the bulkhead or dock, placed where you actually walk down with gear.
- Storm-ready hardware: galvanized or stainless fasteners, heavy hinges, and posts set deep enough for wind off open water.
Everything else
Point Aquarius has a Willis address, and a MUD serves it, but we have not confirmed whether it falls inside Willis city limits, so we check what applies to the address. Our crew also needs gate access for estimate and build days. And before any digging, we request Texas 811 locates.
POA requirements, SJRA rules, and permit requirements can change. We confirm the current rules for your lot before we quote.
Questions
Point Aquarius fence questions
Do you serve Point Aquarius?
Yes. Point Aquarius is a straight shot up I-45 and west on FM 1097 from our Conroe office at 1135 Grand Central Pkwy. Call or text (713) 331-9419 and we will set up a time to meet you at the gate.
Do I need approval before building a fence in Point Aquarius?
Yes. The community’s Architectural Control Committee approves changes to homes and lots, which includes fences. We have not seen published fence guidelines, so we confirm the current requirements and put together the drawing and material details for your submittal.
How do you get through the gate?
Point Aquarius has a staffed gate around the clock. We will ask you to add our crew to your visitor list for the estimate and for build days.
Can you build a fence near the water?
If your lot reaches the shoreline, we first confirm where your property ends and San Jacinto River Authority land begins. SJRA owns the land up to the 201-foot contour, and a permanent structure there needs an SJRA permit. We plan around that line before setting any posts.
