Fence Installation in Water Crest on Lake Conroe

Newer D.R. Horton homes on hilly, wooded ground that runs down to the lake, south of League Line Road.

Homes among trees along a lake shore

A hillside community that ends at the water

Water Crest is not a flat subdivision. The site drops about 123 feet from its high point, where the recreation center sits, down to the shoreline. Wooded lots were left natural where the engineers could manage it, and there is a retaining wall along Forest Crest Parkway.

D.R. Horton started Water Crest in 2012. It covers about 330 acres with about 860 lots in 15 sections, south of League Line Road and west of Longmire Road. Homes have a Conroe 77304 address, but the community is zoned to Willis ISD. A typical lot is about 8,000 square feet, with some larger ones.

Amenities include a private boat dock and ramp, two pools, a dog park, and several fishing ponds. The Royal Cay section is gated with controlled access; the rest of the community is not described as gated.

Good fits

Fences that suit Water Crest

Most homes here are newer, so the question is often whether to upgrade the existing fence or add to it.

Privacy fence upgrades

Replace or extend an existing fence with heavier posts, a cap and trim, or a taller section where the association allows it.

Privacy fences

Ornamental metal on the view side

An open fence for lots that look over the lake or a pond, so you keep the view and still keep the dog in.

Pet fencing

The community has its own dog park, and plenty of yards need to hold a dog too. We close gaps under fences on sloped ground so dogs cannot dig or squeeze out.

Plan first

Before you fence in Water Crest

  • Association review. We have not found a named HOA or published fence guidelines; one listing names Inframark as the manager. We confirm current requirements for your section before we quote.
  • Royal Cay. The gated section may have its own requirements and access process. Let us know if your home is there.
  • Slope. With the grade change across the site, we decide early between stepped and racked panels and check that the bottom gap stays tight.
  • Drainage. The site was engineered to drain toward Lake Conroe and the West Fork. We keep fences from blocking those paths across your yard.
  • City limits or ETJ. The engineering firm calls it the City of Conroe. That may mean city limits or the ETJ, so we confirm whether city permits apply to your address.
  • Lake lots and SJRA. SJRA owns land up to the 201-foot contour, and permanent structures there need an SJRA permit. On lake lots we plan open fencing, a gate to the bulkhead or dock, and storm-resistant galvanized or stainless hardware.
  • 811 first. We request Texas 811 locates so lines are marked before we dig.

Association requirements, city rules, and SJRA rules can change. We confirm the current rules for your lot before we quote.

Questions

Water Crest fence questions

Do you serve Water Crest on Lake Conroe?

Yes. Water Crest is just up I-45 and west on League Line Road from our Conroe office at 1135 Grand Central Pkwy. Call or text (713) 331-9419 and we will come measure.

Do I need City of Conroe permits in Water Crest?

Possibly. The project’s engineering firm describes Water Crest as in the City of Conroe, but that can mean inside city limits or in the city’s extraterritorial jurisdiction. We check which applies to your address before we quote. Inside city limits, permits go through the city’s Building Inspections and Permits department.

Can you build a fence on a sloped lot?

Yes. The site drops about 123 feet from its high point, so many lots slope. We either step the panels down the hill or rack them to follow the grade, depending on the slope and the look you want.

Who approves fences in Water Crest?

Fence changes typically go through the community’s association; one listing names Inframark as the manager. We have not seen published fence guidelines, so we confirm the current requirements for your section, including Royal Cay, before we quote.

What about lots on the lake?

The community has about 2,000 linear feet of bulkhead along the lake. Around Lake Conroe, the San Jacinto River Authority owns land up to the 201-foot contour, and permanent structures there need an SJRA permit. We confirm your lot line before planning anything near the water.
