Fence Installation in Colony Ridge

Tens of thousands of rural lots on former rice fields and forest in Liberty County, where the first fence usually goes on the property line.

A very large development, lot by lot

Colony Ridge covers about 33,000 to 34,000 acres, mostly in unincorporated Liberty County near Plum Grove, and uses Cleveland mailing addresses. Work began around 2011 and 2012. The land is split into six subdivisions (Santa Fe, Camino Real, Grand San Jacinto, Rancho San Vicente, Montebello, and Bella Vista) with roughly 42,000 lots.

Lots are sold as land, and owners put up their own homes, manufactured homes, or builder homes, depending on the section. That means a lot of fence jobs start on raw ground: a perimeter line, a gate at the road, and later a yard fence closer to the house.

The development has drawn state and federal legal and political attention.

Plan first

Before you fence in Colony Ridge

  • Mark the corners. On land lots, find the pins or get a survey before a long line goes in.
  • Drainage. Former rice land can hold water. We stay out of ditches and road swales and plan for runoff crossing the line.
  • Section rules. Restrictions vary by section, and some may have none. We verify today's requirements for your property.
  • Animals. If you plan to keep livestock, check your section’s deed restrictions before choosing a fence.
  • Texas 811. We request locates before every dig, even on bare land.

Deed restrictions and county requirements can change. We confirm the current rules for your lot before we quote.

Questions

Colony Ridge fence questions

Do you serve Colony Ridge?

Yes. Colony Ridge is in the Cleveland area of Liberty County. Cleveland is about 30 miles east of our office at 1135 Grand Central Pkwy in Conroe by way of SH 105, and the drive into each section varies. Call or text (713) 331-9419 with your address and we’ll set up a free estimate.

Is there an HOA that approves fences?

It varies. At least one Santa Fe listing says there is no HOA, but other sections may have their own restrictions. We check what applies to your lot before we quote.

My lot is bare land. Can you fence it before I build?

Yes. Many owners put up the perimeter and a drive gate first, then add a yard fence once the house is set. Having the property corners marked before we start makes the job faster and avoids disputes.

How do you handle wet ground?

Much of Colony Ridge was once rice fields, and flat former rice land can be slow to drain. We set posts deeper where the soil is soft, keep fence lines out of ditches and swales, and leave gaps or water gates where runoff crosses the line.

Can I keep animals on my lot?

We didn’t find rules on livestock for Colony Ridge, and they may differ by section. Check your deed restrictions first. If animals are allowed, we can build field fence, no-climb, or barbed wire to suit them.
