Bulkheads, deep water, and an island view
Island View Ranch Estates (sometimes listed as Island View Ranch) is a gated Polk County subdivision with a Livingston 77351 address. Its lakefront lots run about 1 to 1.8 acres, sit on deep water, and face Pine Island. Many are bulkheaded, and one lot in a recent listing has more than 200 feet of bulkhead frontage. Listings also mention a private marina and a recreation area.
With a hard edge at the water and a long view across it, most owners want two things: a barrier near the bulkhead so kids and dogs don’t end up in the lake, and a fence that doesn’t block what they bought the lot for.
Plan first
Before you fence in Island View Ranch Estates
- Stay off the bulkhead. We set fence posts back from the bulkhead so we don’t load or damage the wall.
- Waterfront rules. Work near the water may involve TRA or community rules. We confirm before building.
- Community rules. We check any deed restrictions or association rules that apply to your lot before we quote.
- Exposure. Open water means wind. We use heavier posts, coated metal, and stainless or galvanized hardware.
- Gate access. The subdivision has an automatic gate, so we arrange entry for each visit.
- Texas 811. Locates come first on every job.
Community and TRA rules can change. We recheck the rules for your property before pricing anything.

Island View Ranch Estates fence questions
Do you serve Island View Ranch Estates?
Yes. Livingston is about 52 miles northeast of our office at 1135 Grand Central Pkwy in Conroe, so we plan lake-area visits ahead of time and set up gate access with you. Call or text (713) 331-9419.
Can you put a gate at the bulkhead?
Yes. A self-closing, latching gate where the yard meets the bulkhead is one of the most common requests on deep-water lots. We hang it on posts set back from the bulkhead itself, and confirm any TRA or community rules for the waterfront first.
Will a fence block my view of Pine Island?
It doesn’t have to. Aluminum picket or cable rail fencing marks the yard and stays mostly see-through, so the island view stays in front of you.
Who approves fences here?
We haven’t confirmed the name or the fence rules of the community’s association. We check any deed restrictions or community rules that apply to your lot before quoting, and Lake Livingston’s waterfront is managed by the Trinity River Authority, so shoreline work may involve TRA rules too.
