Our own neighborhood
76 Fence of Conroe works out of 1135 Grand Central Pkwy, so when a Grand Central Park homeowner calls, the estimate is usually a few minutes away. We drive past its fences every day, from new ones in the last sections to the first ones built around 2016.
Johnson Development bought the land in 2013 and planned the community on 2,046 acres between I-45 and Loop 336. First homes went up in 2016. In January 2026 the final 159 lots went to builders, and the last new homes are expected to sell by mid-to-late 2027. At build-out the community should hold about 1,500 to 1,700 homes, from patio homes and townhomes to single-family houses and the 16 custom homesites at Deer Lake Estates.
What shapes fencing here is the land that was left alone. More than 1,000 acres stay wooded or natural, with six lakes, miles of trails, and parks like Deer Lake Park, which has a kayak launch and a fishing dock. Many yards back up to water, woods, or trail, and those lots call for a different fence than an interior lot that faces a neighbor.
Plan ahead
Before you fence in Grand Central Park
- Get HOA approval first. The association reviews fence changes. We don't know its current fence guidelines until we pull them for your lot, so we don't promise a height or style up front.
- Know what your lot backs to. Lake, preserve, trail, or another back yard. Each one can change what the committee will approve along the rear line.
- Check the ground at the back. Near the lakes and woods, look at how the rear line drains. If it stays soft after a heavy rain, we set posts and footings for that.
- Confirm city-limits status. We check whether your address falls under the City of Conroe's permit process in addition to the HOA review.
- Call 811. We request Texas 811 locates before any post hole, even on a short run.
- Plan for the dog. If yours is a regular at the Lake House dog park, tell us at the estimate so we plan bottom gaps, dig guards, and latches around it.
Community rules can change, and we haven't seen a published fence standard for Grand Central Park. Before we price anything, we check what applies to your lot today.

Who approves a new fence in Grand Central Park?
Fence changes go through the community association’s review, and the community is managed by CCMC according to listings. We prepare the drawing and material details for the submittal and wait for approval before building.
My lot backs up to a lake or the woods. Can I put up a privacy fence?
Lots that back to a lake, preserve, or greenbelt are often handled differently from interior lots, since the view is shared. We check the current guidelines for your specific lot before suggesting a style.
I just closed on a new home in the final phase. When should I call?
As soon as you know what you want changed. Getting the HOA submittal in early keeps the project moving.
Is Grand Central Park inside Conroe city limits?
We confirm city-limits status for each address before we quote, since it decides whether the City of Conroe’s permit process applies on top of the HOA’s review.
