What was announced
The Channel at Cedar Point was announced in 2018 as a 25-lot waterfront subdivision inside the larger Cedar Point community on the eastern shore of Lake Livingston, in Polk County. Waterfront Development was the developer, and the Polk County Commissioners Court approved it in September 2018.
Plans called for homes with individual boathouses, built under architectural controls. Everything we know comes from those 2018 announcements, so we check the current state of your lot when we visit.

Questions
Questions about fencing at The Channel
Do you serve The Channel at Cedar Point?
Yes. Cedar Point is on the east side of Lake Livingston in Polk County. Livingston is about 52 miles northeast of our office at 1135 Grand Central Pkwy in Conroe, so we schedule visits out that way in advance. Call or text (713) 331-9419.
Are there fence rules here?
The 2018 announcement said homes would be built under architectural controls. We haven’t seen the current rules, so we look up what your property’s rules call for before we quote.
Can you build near the boathouse or shoreline?
Lake Livingston is managed by the Trinity River Authority, so waterfront work may involve TRA or community rules. We confirm before building near the water.
What fence works on a waterfront lot here?
Usually an open aluminum fence on the water side and a gate on the walk to the boathouse, with privacy fencing only where you need it between neighbors.
