Where the address and the map disagree
Mail for Waterwood goes to Huntsville 77320, so people often expect it to be on the edge of town. It isn’t. The community is in northern San Jacinto County on the northwest shore of Lake Livingston, around FM 980 and Waterwood Parkway, and Huntsville is about 27 miles away.
Horizon Properties started Waterwood in 1972. It covers about 8,000 acres with roughly 2,100 single-family lots, many of them wooded and some right on the water. The Waterwood Improvement Association looks after the community, and covenants differ from section to section: Augusta Estates, Bay Hill, Country Club Estates, Lakeview Estates, Whispering Pines, and others.
Listed lots run from under a quarter acre to more than an acre, with many around half an acre. That’s enough room for a real yard fence and, on waterfront lots, a decision about how much of the lake you want to keep in view.

Before you fence in Waterwood
- Your section’s covenants. WIA posts covenants by section. We confirm which ones cover your lot.
- Architectural review. WIA has an Architectural Control Board application process. We prepare the layout and material details for it.
- The shoreline. The Trinity River Authority manages Lake Livingston, so waterfront work may involve TRA rules. We confirm before building near the water.
- Storm-ready hardware. Lake wind and wet air are hard on cheap hinges. We spec galvanized, stainless, or powder-coated parts.
- Trees on the line. Wooded lots often have pines right on the boundary. We plan post spacing around them.
- Texas 811. Every job gets utility locates before we dig.
Covenants, association rules, and TRA requirements can change. We confirm the current rules for your lot before we quote.
Questions
Waterwood fence questions
Do you serve Waterwood?
Yes. Waterwood is one of the longer drives from our office at 1135 Grand Central Pkwy in Conroe. Huntsville is about 31 miles north of us on I-45, and Waterwood is roughly 27 more miles out toward the lake, so we plan visits ahead. Call or text (713) 331-9419 to get on the schedule.
Is Waterwood in Huntsville?
Not really. Waterwood uses a Huntsville 77320 mailing address, but it sits in San Jacinto County on the northwest shore of Lake Livingston, about 27 miles from Huntsville.
Who approves fences in Waterwood?
The Waterwood Improvement Association posts covenants for each section, and it runs an Architectural Control Board application process. We confirm with the association what your section requires for a fence before we quote.
Can I fence down to the water?
Lake Livingston is managed by the Trinity River Authority, so work near the shoreline may involve TRA rules as well as the association’s. We verify today’s requirements for your property before we build anything near the water.
What holds up well on a lake lot?
Powder-coated aluminum or steel with stainless or galvanized hardware stands up well to the damp air and summer storms. On wood fences we use galvanized fasteners and set posts with room for drainage.
