Pick your town

Each town page covers the lot types, local rules, and fence styles that come up most there. Below the towns is the full neighborhood list. If you do not see your community, ask us. We probably cover it.

Neighborhoods and communities by town

Conroe

Conroe is the Montgomery County seat, and most of its new building happens on the edges of town. Large master-planned communities line SH 242 to the southeast, including Evergreen, Mavera, and Artavia, while Grand Central Park sits between I-45 and Loop 336. Lots there are often 40 to 60 feet wide and back to lakes, trails, or wooded preserve. The older and larger lots tell a different story. River Plantation sits along the San Jacinto River south of town and has a flood history. Teaswood and Silverstone have lots of around an acre. Red Oak Ranch, off FM 1488, has wooded five-acre lots with horse facilities. South of Conroe, toward The Woodlands, sit Harper's Preserve, Lake Chateau Woods off Woodson Rd, and Imperial Oaks, which has a Spring 77386 address and is in Conroe ISD.

Willis & East Lake Conroe

Lake Conroe was completed in 1973 on the West Fork of the San Jacinto River, and Willis sits on its east side along I-45. Gated Point Aquarius has a private marina off FM 1097, near the bridge. Seven Coves, off FM 830, is deed-restricted and has a marina, and its association dates to 1972. Lake Conroe Hills has canal-front lots, some with bulkheads. Water Crest, south of League Line Rd, has about 2,000 feet of bulkheaded lake frontage and sloped lots. Deer Forest is different: it has wooded lots of about an acre in south Walker County, near New Waverly, with a Willis mailing address.

Huntsville

Huntsville is the Walker County seat and home to Sam Houston State University, about 30 miles north of Conroe on I-45, with Sam Houston National Forest between the two towns. Elkins Lake is inside city limits on the south side of town, with hilly, wooded lots around a 102-acre lake. Texas Grand Ranch, off FM 1374, has wooded lots of two to five acres, and the developer's FAQ says horses are allowed. The Reserve at Huntsville is a newer production-built subdivision near SH 30 and I-45.

Lake Livingston

Lake Livingston covers about 83,000 acres, has more than 450 miles of shoreline, and is operated by the Trinity River Authority. Waterwood is on the northwest shore in San Jacinto County, even though its mailing address is Huntsville. Cape Royale, in Coldspring, and Westwood Shores, in Trinity, are both gated communities with marinas. Near Livingston in Polk County, The Shores and Island View Ranch Estates offer waterfront lots of an acre or more, and The Channel at Cedar Point sits on the east shore. Waterfront work there can involve TRA rules, which we check before we build.

Cleveland

Cleveland is in Liberty County, about 30 miles east of Conroe on SH 105, and the work there is mostly rural lots. Colony Ridge covers roughly 33,000 acres of mostly unincorporated land, where the developer sells lots and many owners build their own homes. Southern Crossing, south of town and west of US 59, has lots of about half an acre. Big Thicket Lake Estates lies along SH 146 around its own private lakes and is not on Lake Livingston. Encino Estates is in the Dayton area, off FM 1008 near Kenefick.

Our home base

Starting from Grand Central Park

Our office is at 1135 Grand Central Pkwy, on Conroe's south side near I-45 and Loop 336. That puts most Conroe neighborhoods and the east side of the lake a short drive away. For jobs farther out in Huntsville, Cleveland, or on Lake Livingston, we plan visits so the estimate and the build stay on schedule.
