Small lots on the southwest shore
Cape Royale is on the southwest side of Lake Livingston, just outside Coldspring in San Jacinto County. It’s gated, with a staffed entrance, and the Cape Royale Property Owners Association looks after the community. Listings describe a marina, a boat ramp, a pool, courts, trails, and a community center.
The lots are mostly on the small side, some on the water and some tucked into pines. On a lot that size, a fence is about using the space well: a yard for the dog, a screen from the street, and a clear line of sight to the lake where there is one.
The golf course next door has been closed for several years. The Trinity River Authority owns it and has announced plans to redevelop it as a public course, with reopening targeted for around 2028. We’ll treat that date as a target, not a promise.
Plan first
Before you fence in Cape Royale
A gated lake community adds a few steps to the usual checklist.
- POA approval. We confirm the association’s current requirements and prepare the submittal.
- Gate access for the crew. We coordinate entry for estimates and build days so nobody waits at the gate.
- Waterfront lines. Work near the shore may involve TRA or POA rules. We confirm first.
- Course-side lots. With redevelopment planned, lines along the old course deserve a check before you build.
- Wind and wet air. We use corrosion-resistant hinges, latches, and fasteners on lake lots.
- Texas 811. Utility locates come before every post hole.
POA rules, TRA requirements, and the course timeline can all change. We confirm the current situation for your lot before we quote.

Cape Royale fence questions
Do you serve Cape Royale?
Yes. Coldspring is about 40 miles from our office at 1135 Grand Central Pkwy in Conroe, and Cape Royale is on the lake just outside it. Because the community is gated, we arrange entry with you before the estimate. Call or text (713) 331-9419.
Do I need POA approval for a fence?
Expect the Cape Royale Property Owners Association to have a say. We haven’t seen its fence rules in writing, so we check which rules cover your property and prepare the drawings before we quote.
What's happening with the golf course?
The old Cape Royale course next to the community closed several years ago. The Trinity River Authority, which owns it, has announced plans to rebuild it as a public course, with a 2026 announcement pointing to a reopening around 2028. Dates like that can move. If your lot borders the course, we check what applies to that line before suggesting a fence.
Can you build near the water?
Often, but the Trinity River Authority manages Lake Livingston, and waterfront work may involve TRA or POA rules. We look up what your property’s rules call for before we set posts near the shoreline.
