Fencing Teaswood’s Wooded Acreage

Acre-plus lots under tall trees on Conroe’s north side, where a fence is measured in hundreds of feet and the driveway gate is the part people see first.

Aerial view of homes on wooded lots

An acre is a lot of fence. In Teaswood, the typical lot is a little over an acre, and in The Reserve section lots are closer to three. Fencing even part of a property like that means planning around trees, slopes, a long driveway, and the neighbors on two or three sides.

Teaswood sits off Teas Nursery Rd near I-45 and FM 3083, with about 225 mostly custom homes, many of them built in the mid-2000s. The lots are wooded, and some back to greenbelt or park land. The Reserve has a security gate at the entrance.

Two details set it apart from many subdivisions around town. Teaswood appears to be inside Conroe city limits, and it is zoned to Willis ISD even though the mailing address says Conroe.

Built for big lots

Fences that suit Teaswood

On acreage, most owners mix materials: something handsome near the house and the drive, something practical along the back.

Iron along the front

Ornamental steel across the front and down the drive gives a finished look and keeps the trees and house in view.

Ornamental metal

Driveway gates

A swing or slide gate sized for the drive, with posts and footings set to carry its weight and an opener if you want one.

Gates

Perimeter runs

For back and side lines through the woods, wood privacy, pipe and wire, or rail fencing, depending on what the fence needs to do.

Plan first

Before you fence in Teaswood

  • HOA review. Teaswood has an HOA, and listings name C.I.A. Services for The Reserve. We haven’t found published fence rules, so we confirm the current requirements and handle the submittal.
  • City permit check. Because the neighborhood appears to be inside city limits, we check with the City of Conroe’s Building Inspections and Permits department about what your project needs.
  • Trees and roots. We walk the full line, mark large trees, and plan post spots around roots instead of through them.
  • Greenbelt edges. Lots that back to greenbelt or park land may have easements. We check the survey and plat.
  • 811 and private lines. Texas 811 marks public utilities. On big lots we also ask about irrigation, lighting, and other private lines that 811 won’t find.

How we plan it

Walking an acreage line

  1. Survey

We start from your survey to find corners and easements.

  2. Walk

We walk the whole line, noting trees, grade, and wet spots.

  3. Mix

We match materials to each side of the property.

  4. Approvals

HOA submittal, city permit check, and 811 locates.

  5. Build

Clearing, posts, fence, then the gates last.

HOA guidelines and city requirements can change. We confirm the current rules for your lot before quoting.

Questions

Teaswood fence questions

Do you serve Teaswood?

Yes. Our office is at 1135 Grand Central Pkwy in Conroe, and Teaswood is an easy drive up I-45 to the FM 3083 / Teas Nursery Rd exit. Call or text (713) 331-9419 to schedule a walk of your property.

Do I need a City of Conroe permit for a fence in Teaswood?

Teaswood appears inside Conroe city limits, so the city’s Building Inspections and Permits department may be involved. We confirm the current requirements for your address before we quote, along with any HOA review.

How do you price a long perimeter fence?

By the foot, with gates, corners, and clearing priced separately. We walk the whole line first, note trees and low spots, and give you a written, itemized quote.

Can you add an automatic driveway gate?

We can build the gate and the fence that ties into it, and plan the posts and opening for an opener. We’ll talk through swing or slide, width, and power at the estimate.

Will you clear brush along the fence line?

We clear what’s needed to set posts and run the fence. If the line runs through heavy woods, we price that clearing separately and keep as many trees as we can.
