Fence Installation on Lake Livingston

Fences for lake houses, golf-course homes, and wooded weekend lots around the shores of an 83,000-acre lake.

A big lake with a lot of shoreline to fence

Lake Livingston covers about 83,000 acres, with more than 450 miles of shoreline across Polk, San Jacinto, Walker, and Trinity counties. The dam went in between 1966 and 1969, about 7 miles southwest of the city of Livingston, and the Trinity River Authority runs the lake under a contract with the City of Houston.

There is no single lake town. Livingston, the Polk County seat, counted 5,640 residents at the 2020 census and sits on US 59. Coldspring is on the southwest side of the lake, and Trinity is in Trinity County. Around them are lake communities of very different ages and sizes, several dating to the 1970s, reached by SH 150, FM 980, FM 356, FM 3277, and SH 146.

From our Conroe office, Livingston is about 52 miles northeast by way of SH 105 and US 59. Coldspring is about 40 miles. Lots here run from small wooded homesites in older resort communities to bulkheaded waterfront acreage of an acre or more. If yours is a weekend place, it pays to pick a fence you don't have to think about between visits.

Rules & permits

Four counties, many POAs, and one river authority

Whether your lot is inside a city or out in the county matters, and the lake touches four counties. On top of that, most of the communities we serve here have a POA, deed restrictions, or an architectural committee, and covenants can differ from one section or subdivision to the next.

Waterfront adds one more layer. The Trinity River Authority manages the lake, and work along the shoreline may involve TRA rules. We confirm what applies to your shoreline before we build near it.

  • County first. We confirm which county and which rules apply to the address.
  • Association review. We gather the POA's current guidelines and submit your plan.
  • Shoreline check. We confirm TRA requirements before setting posts near the water.
  • 811 locates. We request Texas 811 before any digging.

Neighborhoods

Neighborhoods we serve on Lake Livingston

On the west side, Waterwood (San Jacinto County, Huntsville mailing address) is a 1970s golf-and-lake community on about 8,000 acres. Cape Royale near Coldspring has a marina and sits beside a TRA-owned golf course that is being redeveloped. Westwood Shores in Trinity is gated, with its own 18-hole course. On the Polk County side, The Shores at Lake Livingston and Island View Ranch Estates have waterfront lots of about an acre or more, and The Channel at Cedar Point was planned as a 25-lot waterfront enclave with boathouses.

Questions

Lake Livingston fence questions

Do you travel all the way to Lake Livingston?

Yes. Livingston is about 52 miles northeast of our Conroe office by way of SH 105 and US 59, and Coldspring, on the southwest side of the lake, is about 40 miles away. We group lake jobs so the trip makes sense for you and for us.

Does the Trinity River Authority have rules about waterfront fences?

TRA manages Lake Livingston, and waterfront work may involve its rules. We confirm what applies to your shoreline before we build anything near the water.

My community has a POA. Do I need approval first?

Most lake communities here have a POA, and several, like Westwood Shores, have an architectural committee. We prepare the drawing and material details for the review and wait for approval before building.

What fence holds up best on a lakefront lot?

Aluminum and coated steel resist rust and keep the view open, which is why we often suggest an ornamental fence toward the water. Cedar or vinyl privacy can work along side lot lines if the community allows it.

Is Big Thicket Lake Estates on Lake Livingston?

No. Big Thicket Lake Estates is on SH 146 at the Polk and Liberty county line, with its own private lakes. We list it on our Cleveland page.
