Here since the lake was new
Seven Coves Association, Inc. was incorporated in 1972, the same era Lake Conroe itself was built and filled. The community sits on the lake west of I-45 in Willis. You get there by taking the FM 830 exit and heading west to the entrance at Kingston Cove.
The association counts about 816 homesites. Building has gone on for decades, so a 1989 house may sit a few doors from one built in the 2000s, and fences vary just as much. Lots average about 0.22 acre, some on the water and some inside the neighborhood.
Seven Coves is deed-restricted but not gated. A courtesy patrol covers the streets, which are curbed and drain to underground storm sewers. The association runs a marina with 288 slips, a private boat ramp, a fishing pier, a clubhouse, a pool, and boat and RV storage.

Deed restrictions by section
Seven Coves Association posts its deed restrictions section by section: Sections 1 through 6, plus amendments, including one on setback lines for Section 1. Fence rules may differ from one section to the next. The online copies are scanned images, so we do not quote rules from them. We confirm your section’s current requirements with the association before we quote.
Waterfront lots and SJRA land
The San Jacinto River Authority owns the land around Lake Conroe up to the 201-foot contour. A fence or other permanent structure on that strip needs an SJRA permit, so we locate your lot line before we plan the lake side. We usually suggest open, view-friendly fencing facing the water, a gate to the bulkhead or dock, and galvanized or stainless hardware that stands up to wind and wet weather.
- Side gates for boats. Many owners use a side gate to move a boat or trailer. We size gates to the trailer, not a standard width.
- Drainage. Streets drain to underground storm sewers, but yards still slope toward the water. We keep the fence from trapping runoff.
- City limits. Seven Coves has a Willis address but appears to be outside Willis city limits. We have not confirmed this, so we check what applies to the address.
- 811 locates. We request Texas 811 locates before digging.
Deed restrictions, association requirements, and SJRA rules can change. We confirm the current rules for your lot before we quote.
Life at the marina
A fence that works with the boat
The community marina has 288 slips, and listings here often mention side gates used for boat or trailer access. If you keep a boat, kayaks, or fishing gear, that changes how a back yard fence should work. A wider gate, a latch you can open with one hand, and a clear path to the driveway matter more than they would in a dry subdivision.
Tell us what you haul and how often, and we will lay out the gates around it.

Questions
Seven Coves fence questions
Do you serve Seven Coves?
Yes. Seven Coves is a short drive north of our Conroe office at 1135 Grand Central Pkwy, up I-45 and west on FM 830. Call or text (713) 331-9419 to book a free estimate.
Is Seven Coves the same as The Pines at Seven Coves?
No. The Pines at Seven Coves is a newer, separate Centex community near Willis High School off FM 830 and SH 75. It is not part of the Seven Coves Association on the lake. We serve both, but the rules and review are different.
What do the Seven Coves deed restrictions say about fences?
The association posts deed restrictions by section, Sections 1 through 6 plus amendments, but the copies online are scanned images we could not read reliably. We confirm the current fence requirements for your section with the association before we quote.
Can I fence my waterfront lot down to the lake?
Maybe not all the way. The San Jacinto River Authority owns land up to the 201-foot contour around Lake Conroe, and permanent structures there need an SJRA permit. We confirm where your lot line falls and what your section allows before planning the lake side.
Is Seven Coves gated?
No source we found describes it as gated. The community uses a courtesy patrol, so we can usually come and go for estimates without special arrangements.
